4. Pennsylvania Real Estate Compliance
🏛️ Pennsylvania Licensing:
Harvest Realty LLC operates under the authority of the Pennsylvania Real Estate Commission pursuant to the Real Estate Licensing and Registration Act (63 P.S. § 455.101 et seq.).
Agency Disclosure
In Pennsylvania, real estate licensees are required to provide consumers with a disclosure summary explaining the different types of agency relationships. Before we provide substantive services, we will explain:
- Whether we represent the seller, buyer, landlord, or tenant
- Whether we are acting as a dual agent or transaction licensee
- The duties and obligations of each type of representation
Seller's Property Disclosure
Pennsylvania law (68 Pa.C.S. §§ 7301-7314) requires sellers of residential real property to disclose known material defects. We will ensure all required disclosures are provided in accordance with the Real Estate Seller Disclosure Law.
Act 52 of 2024 - Wholesaling Regulations
Effective January 8, 2025, Pennsylvania requires that persons engaging in wholesale real estate transactions must be licensed real estate brokers and must provide specific disclosures to consumers. All wholesale transactions conducted through Harvest Realty LLC comply with Act 52 requirements.
5. New Jersey Real Estate Compliance
🏛️ New Jersey Licensing:
Harvest Realty LLC operates under the authority of the New Jersey Real Estate Commission pursuant to N.J.S.A. 45:15-1 et seq.
Consumer Protection Enhancement Act (CPEA)
Effective August 1, 2024, New Jersey's CPEA requires:
- Brokerage Services Agreements: Written agreements before providing brokerage services
- Property Condition Disclosure: All sellers must complete the Seller's Property Condition Disclosure Statement
- Commission Disclosure: Broker commissions are fully negotiable and not set by law
- Designated Agency: When applicable, disclosure of designated agency relationships
Flood Risk Disclosure (Effective March 20, 2024)
New Jersey requires disclosure of flood risk information including:
- FEMA Special Flood Hazard Area (100-year floodplain) designation
- Moderate Risk Flood Hazard Area (500-year floodplain) location
- Flood insurance requirements and claim history
- Property flood damage history
Consumer Information Statement
We provide the New Jersey Consumer Information Statement to all buyers and sellers explaining the roles and responsibilities of real estate licensees.
6. Commission Disclosure
⚠️ Important Notice: Real estate broker commissions are NOT set by law and are fully negotiable. The commission rate is determined through negotiation between the broker and the client.

All property information on this website is provided for informational purposes only and is subject to change without notice. Property information:
- Does not constitute an offer to sell or solicitation to buy
- Should be independently verified by buyers
- Is believed to be accurate but not guaranteed
- May be obtained from Multiple Listing Services (MLS) and third parties
8. Lead-Based Paint Disclosure
For residential properties built before 1978, federal law (42 U.S.C. § 4852d) requires:
- Disclosure of known lead-based paint and hazards
- Provision of the EPA pamphlet "Protect Your Family From Lead in Your Home"
- A 10-day opportunity for buyers to conduct lead paint inspections
- Inclusion of specific lead warning language in contracts
9. Use of Services
You agree to use our services only for lawful purposes and in accordance with these Terms. You agree not to:
- Use the website in any way that violates any applicable law or regulation
- Engage in any conduct that restricts or inhibits anyone's use of the website
- Use the website to transmit any unauthorized advertising or promotional material
- Impersonate or attempt to impersonate Harvest Realty LLC or any other person

- Filing complaints with the Pennsylvania Real Estate Commission or New Jersey Real Estate Commission
- Civil litigation in the appropriate court of jurisdiction
18. Changes to Terms
We reserve the right to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days' notice prior to any new terms taking effect.
